The Pines, Bute Road

Studio Design + Architecture team provided full architectural and interior design services for a new apartment development The Pines, in Bute Road. The development is a mixed-use complex, comprising 52 apartments with a mix of one- and two-bedroom units and commercial / retail space to street frontage as per the requirements of the district plan. Parking was required but not to the density of the neighbouring Norfolk due to changing council requirements.

An attractive, comfortable, well planned environment

This site proved challenging due to the steep incline to the North which required huge retaining walls to ensure adequate light for the very private rear apartments. In addition to this, the site wraps around a neighbouring owner’s property and this boundary needed to be structurally secured to appease the neighbour. We needed to increase the site density in this development to meet the budget and make it financially viable. The Pines is right next door to The Norfolk which we completed in 2014 and which the developer found to be to be successful due to our understanding of the location, demographic and meeting the market with the right level of product.

The details of the two apartment developments are related but not the same – the Pines is an evolution of the Norfolk. The interiors are similar but the Pines has Ceasarstone kitchen tops and slightly larger kitchens due to client feedback, and the colour schemes vary. The end result is an attractive, comfortable, well planned environment for apartment living.
